Terms of Advisory
These Terms of Advisory govern your use of indigoprojects.in and the property information and enquiry services we offer through it. By using the website you agree to these terms. If you do not agree, please do not use it.
1. Who we are
This website is operated by Indigo Projects, a sole proprietorship of Nerodi Hemalaxmi, with its office at Pranava's Interlux, Hi-Tech City, Hyderabad, Telangana, India. Our GST-registered address is Flat No. 203, 2nd Floor, Ananda Bay Leaf, Marwa Township, Near Westside Grammar High School, Narsingi Village, Hyderabad, Rangareddy District, Telangana 500075, India (GSTIN 36AIHPH1859D3ZC). We are registered with the Telangana Real Estate Regulatory Authority as a real estate agent (TG RERA Agent Registration No. A02400004070, valid from 1 March 2025 to 28 February 2030).

Unless a page clearly says otherwise, Indigo Projects is a RERA-registered real estate agent and an independent channel partner for the developers whose projects we show. We are not the owner, promoter or developer of those properties. Describing ourselves as a "channel partner" does not make us a partner of any developer, and we do not share a developer's liabilities. We are not a party to any agreement for sale or lease between you and a developer or owner.
Developers pay us brokerage under our agreements with them when a sale to a customer we introduced is completed. If we ever propose to charge you a fee, we will tell you in writing before you proceed.
We do not accept booking amounts, advances or sale consideration in our own name. Make payments only to the developer or owner, through banking channels, against their written receipt.
2. Property information
- Property details on this website, such as area, price, specifications, amenities, layouts, location, availability, occupancy, rental and possession dates, are provided by developers, owners or other third parties, or prepared by us from information they give us. They are for general information only.
- Prices, availability and terms can change without notice. A property shown as available may already be sold or let. Prices shown as "on request" or "indicative" are not an offer.
- Images, renders, maps, floor plans and videos are illustrative. The final building, unit, finishes and surroundings can differ.
- Nothing on this website is an offer, a legal contract or a promise of any return, rental yield or price appreciation.
- Where we have shown a RERA registration number, please verify it on the Telangana RERA website before you decide. Our Website and RERA Disclaimer explains this in more detail.
3. Enquiries, callbacks, site visits and bookings
- Sending an enquiry or requesting a callback or site visit does not reserve a property and does not create a contract.
- We will contact you using the details you give. A site visit is subject to confirmation by us and by the developer or owner.
- Any booking, token, allotment, agreement for sale or lease is made directly between you and the developer or owner, in writing, on their terms and under applicable law, including the Real Estate (Regulation and Development) Act, 2016. Please read every document carefully before you sign or pay.
- Please do not pay money to anyone based only on this website. Pay only against a proper written document and receipt from the developer or owner, and verify who the payee is before you transfer money.
4. Our advice and your own checks
We share information and our opinion to help you decide, but we are not your lawyer, tax adviser, valuer or financial adviser. Before you buy, invest or lease, you should verify title, approvals, RERA registration, encumbrances, taxes and the terms of the transaction, and take independent legal, tax and financial advice where needed.
5. Acceptable use
You agree not to:
- give false, misleading or someone else's personal details in our forms;
- use the website for anything unlawful, or to send spam, malware or harmful code;
- try to gain unauthorised access to the website, its servers or other users' data, or disrupt it;
- copy, scrape or resell our content or property data, other than for your own personal, non-commercial use.
6. Intellectual property and third-party content
The Indigo Projects name, logo, design, text and original content belong to us or our licensors. Developer names, project names, logos, images and brochures belong to their owners and are shown to describe their properties, with the developer's permission where required. You may view and print our pages for your personal use. You may not otherwise copy, modify or distribute them without written permission.
7. Third-party websites and services
The website links to developer sites, maps, social media and other third-party services. We do not control them and are not responsible for their content, availability or practices. Using them is at your own risk and under their own terms.
8. Privacy and cookies
How we handle your personal data is explained in our Privacy Policy, Cookie Policy and Enquiry Privacy Notice. These terms do not replace the consent we ask for on our forms.
9. Limits on our responsibility
We take care to keep this website accurate and available, but we cannot promise that it will always be error-free, uninterrupted or up to date. To the extent the law allows, Indigo Projects is not liable for loss arising from your reliance on third-party or indicative information, from a developer's or owner's acts or omissions, or from website downtime or technical faults.
Nothing in these terms excludes or limits any liability that cannot lawfully be excluded, including liability for fraud, for death or personal injury caused by negligence, or any right you have under the Consumer Protection Act, 2019, the Real Estate (Regulation and Development) Act, 2016, or any other law.
10. Complaints
If you have a complaint about our service, write to info@indigoprojects.in with the subject "Complaint". We will acknowledge it within 3 working days and aim to resolve it within 30 days. For privacy complaints, see Privacy Requests and Grievance Redressal. This does not limit your right to approach the Telangana Real Estate Regulatory Authority, a consumer commission or any court or authority that has jurisdiction.
11. Governing law and courts
These terms are governed by the laws of India. Subject to any right you have to approach a statutory authority, consumer commission or court elsewhere under the law, the courts at Hyderabad, Telangana have jurisdiction over disputes arising from your use of this website.
12. Changes to these terms
We may update these terms from time to time. The version on this page, with its "Last updated" date, applies from the time it is posted. Continuing to use the website after a change means you accept the updated terms.
